Property brochure of Penbury Grove
Property brochure designed and produced by Charles Roberts Studios. Large format casebound brochure incorporating a series of CGIs of a new landmark country house and private estate designed by the eminent architect Robert Adam, one of the leading classicist architects in the world.
Penbury Grove is located in the sought after town of Penn, Buckinghamshire. To visualise the design a complete model of the house was digitally constructed on the Charles Roberts Studios systems and renders where taken from this for post production using our proprietary software.
The whole process was painstaking but allowed for images to be made of the various point of interest that the client needed to communicate to potential purchasers. These included CGIs of the exterior, the formal gardens, tennis court and the kitchen garden.
Property CGI & Property Brochure Design
The property CGI’s were created by our dedicated team of artists after a number of consultations with both the client and the architect.
Although the CGI’s where created for off plan property marketing they also proved extremely effective for another reason. The client and architect wanted to be able to show different brick and stone variants a number of potential purchasers. The purchasers taste differed considerably and our studio was able to add features such as more brickwork and stone features accordingly. In reality, this would have been a costly process and our visualisations proved a useful communications medium.

Photograph of the finished house in Beaconsfield Photographs were taken of material samples in order to match exactly the colours and textures. Trees, plants and other landscaping elements are added at this stage.
Many of the components are custom built such as the planting. At Charles Roberts Studios we pride ourselves on being informed on the latest trends in design. Our team visit the Chelsea Flower Show and interior design trade shows such as Decorex to stay ahead of the curve. Our images reflect the latest in garden design and our interiors are populated with furniture that is in vogue.
Sunlight is added to the images to create natural shadows and realistic looking reflections on the glass. The image is once again sent to the client for approval. After a few tweaks such as changing the driveway material in this case the image can be signed off and a high resolution file created.

Property brochure design for Woodrow
Property brochure design to assist in the sale and marketing of this magnificent brand new mansion recently completed in Windlesham, Surrey.
Property Brochure Design
The house features ‘spacious living and sumptuous luxury highest echelons of the property market’ and therefore needed a property brochure design to reflect the high level of specification and be unlike any property brochure produced before.
A number of design proposals were presented to the client. These included options such as handmade art papers, textured cotton, and papers flecked with real gold pigments designed to create an eye-catching twinkle and gleam.
The result was this beautiful casebound property brochure, clad in faux ostrich skin, beautiful transparent pages embossed with gold leaf and heavy inside pages, the same paper used for the winning envelopes at the Oscars.
The design also included the making of floor plans, bespoke location maps, copywriting and seductive photography of the local area and the interior and exterior of the completed house and grounds.
The client took delivery of a brochure that is as sumptuous and luxurious as the property it is designed to sell.
In addition to the property brochure, the developer commissioned from Charles Roberts Studios a series of CGIs (computer generated images) to be used to communicate the scale and complex nature of the design to various stakeholders. These included the local planning authority and residents. The images were also used to assist in communicating various aspects of the organic and changing nature of the design.
The design of this groundbreaking house involved many skills and used many pioneering and complex construction techniques. This ranged from Italian artisan stonemasons to state of the art entertainment systems and the images proved invaluable in avoiding costly mistakes with such expensive and valuable materials such as marble and other fine materials used in the build.
Artists impression of a 48,000 sq ft mega mansion in Surrey, UK
An artists impression created by Charles Roberts Studios of Windlesham House, a new 48,000 sq ft mansion proposed for a 20-acre site in Windlesham, Surrey. This landmark mega mansion is designed in the Greek revival style by one of the UK’s most renowned architects and has an estimated £60m price tag.
Situated in one of the most desirable locations in the UK, the project is one of largest new country houses to be built in the UK today. The marketing of the house would have to be world-class to reflect the unique and iconic nature of the project.
The house includes 15 bedrooms with en-suites and 10 reception rooms. There is also a state of the art fitness complex, billiards room, cinema, juice bar, ten-pin bowling alley, a ballroom and an indoor swimming pool.
Outside the immaculately prepared grounds feature an amphitheater, a formal parterre and is dotted with follies, temples and outbuildings. There is a tennis court with a Greek pavilion. A parking court with garaging for six cars and limousines is also proposed.
An artist impression was created by Charles Roberts Studios of each of these features to illustrate to potential purchasers the full extent of the project and to communicate the architect’s vision.
We met the client and their estate agent on a number of occasions to establish what viewpoints were required. We photographed many of the materials that were specified for the construction which was then digitized on our own proprietary software.
The challenge to the studio is always to create artists impressions that are not only true to the architect’s vision but also appealing to a potential purchaser. Over the years, the studio has created many unique techniques and built up an extensive database of materials that give us the ability to create artists impressions that are second to none and are highly detailed, true to the architect’s plans, and most importantly, an effective property marketing tool.

Property marketing brochure
Property marketing brochure design for a luxury barn conversion under construction at Cliveden in Berkshire.
Property Marketing Brochure Design
Charles Roberts Studios designed and produced a beautiful case bound brochure for this spectacular new development in Berkshire. This high-end barn conversion is targeted at the ‘super-prime’ house market and needed a superior property marketing solution to reflect the quality of the development. A casebound or book was the perfect solution. It not only gives an immediate feeling of luxury and quality but also allowed enough space to give the property a full description. At no point was there a compromise. Stunning photography was commissioned and high-quality paper and inks, usually used for art prints, were used in the production of this luxury property brochure.
As the project was completely different to anything previously built, it was extremely difficult to communicate the vision of the client to a potential purchaser. Using a series of computer-generated images (CGIs), created by Charles Roberts Studios, the client was able to illustrate the final design to potential purchasers and various stakeholders such as the local planning authority and the construction team. The scope of the work included numerous exterior shots and a number of computer-generated images of the interior which the hallway and a CGI of the designer kitchen.
As the project progressed the CGIs were able to serve a double purpose. Not only were they used in the marketing process they were also used as a tool to help the developer select materials and final finishes. This proved to be an economical solution to test designs prior to committing to building the real thing.

The deadline for delivery of the artists impressions was very short but working closely with client, we completed the artists impressions in under a fortnight.
The challenge was the making convincing materials that would make a realistic visualisation. The design required hand made bricks and a traditional lime render. We created the textures and materials using our proprietary software.
We are particularly proud of the panel of decorative scroll work on the right hand bay and the stone colonnade used in the rear image. For the garden design we also created the Edwin Lutyens inspired bench that can be seen in the foreground.

CGI of a new modern house
CGI of a new modern house proposed for a site in Somerset. The site is currently occupied by a farmhouse and a number of barns and outbuildings.
The CGI (Computer Generated Image)
The proposal was to enhance the beautiful rural setting with a sensitive replacement farmhouse that would benefit from improved living space and ecological performance. It would also be a strongly positive contributor to the character and appearance of the landscape.
The site had been on the market for some time and the challenge was communicating this vision to prospective purchasers. They were unable to visualise this groundbreaking design in the countryside. The property was taken off the market until a new marketing strategy could be deployed.
The client commissioned Charles Roberts Studios to create the image above, that shows the new farmhouse in a Provençal style garden, and an interior to show the floor to ceiling windows designed to take full advantage of the breathtaking view.

Architectural visualisation of a modern Eco-Home
Charles Roberts Studios are proud to showcase their latest architectural visualisation of this ultra-modern eco home planned for construction in the beautiful location of Knowle in the West Midlands. The village of Knowle is generally considered as one of the most sought after residential areas in the country. The £1.8 million scheme in Knowle is among only a handful of projects to have been approved under NPPF paragraph 55 – the replacement for the former ‘contemporary country house’ clause, officially known as Clause 11 of Planning Policy Statement 7 (PPS7)
Designed by award-winning architect David Sheppard, Hedge House is a 52m long contemporary eco home constructed from larch timber sourced from felled trees. Reclaimed cored engineering bricks soften the outside appearance and allow for steel rods used in the construction to pass through. The vertical timber struts were influenced by the Tudor merchant style of housing in the local area. The vertical double height glazed slit windows allow light to pour into the large interior spaces. The house is designed to have an agricultural aesthetic and to reflect barn structures in the area.
The roof is turfed with native grasses and wild flowers. The roof encourages ecology, reducing C02, flora and fauna, protects construction from UV and is maintenance free once established. It also helps to blend the building in with the surrounding landscape of fields. A bank of photo-voltaic panels provides solar energy with a surplus created for selling back to the grid.
Herb and tropical garden areas oxygenate the atmosphere reducing CO2 levels and improving the quality of the internal environment. A limestone bed cools air under the building for natural ventilation. The waste passes through a reed bed and is filtered into a pond at the end of the cycle.
The house sits on 63 steel screw piles allowing minimal disturbance to the ground which in turn reduces the cost of excavation and landfill. The architectural visualisation was created from the architect's plans and the client chose a dramatic dusk shot to highlight the revolutionary glazing design.
Our studio also created an interior visualisation of the ground floor living area featuring the innovative interior winter garden, master bedroom suite and a day shot of the house from the air to help potential purchasers visualise the extent of the site.
